During our discovery call, we’ll chat about your goals, your workflow, and how I can best fit into your business to help things run smoother (and make life a little easier).

    • Once the offer is accepted, open escrow and provide them with all the necessary information.

    • Set clear timelines to keep everything on track.

    • Prepare the disclosure documents for the seller to review and complete.

    • Help the seller with completing and signing all disclosures.

    • Send the completed disclosures to the selling agent promptly.

    • Keep an eye on the timeline and provide reminders for upcoming contingency due dates.

    • Monitor escrow to ensure all paperwork is being sent out and returned, including city reports, PSL reports, HOA documents, and home warranty details.

    • Once reports are received, obtain the buyer’s signatures as needed.

    • Upload all necessary documents to the company dashboard to keep the broker file up-to-date and ensure the agent is paid at closing.

    • Review incoming documents (such as disclosures, preliminary reports, contracts, and addendums) to make sure everything is complete.

    • Prepare any needed addendums along the way.

    • Double-check that all required forms are filled out and uploaded.

    • Prepare broker-specific forms as needed

    • Serve as the go-to contact for clients, agents, vendors, and brokers to keep communication smooth.

    • Support agents by helping with document creation, tracking, signatures, and meeting important deadlines.

    • Use DocuSign to collect electronic signatures when necessary.

    • Request termite clearance from escrow/termite company.

    • Reach out to client after COE to obtain a review for the agent.

    • Update agents CRM.

    • Prepare CDA.

    • Work closely with escrow as closing approaches to ensure they have everything required to finalize the transaction.

    Cost: $400

    • Help with gathering signatures and submitting offers or counteroffers.

    • Set up timelines to keep everything moving smoothly.

    • Assist in reviewing disclosures and making sure any needed corrections or signatures are completed.

    • Add any missing disclosures required by our brokerage, if not provided by the listing agent.

    • Support the agent in staying on top of deadlines and ensuring the transaction stays on track.

    • Make sure all required reports are completed and received.

    • Help with the Request for Repairs (RR) or Request for Repair Response (RRRR) process.

    • Upload all documents to the company dashboard to keep the broker file current and ensure the agent is paid at closing.

    • Monitor escrow to confirm that their paperwork is sent out and completed, including city reports, PSL reports, HOA documents, and home warranty info.

    • Once reports are received, assist with collecting buyer signatures.

    • Review incoming documents (like disclosures, prelims, contracts, and addendums) to ensure they are complete.

    • Prepare any necessary addendums along the way.

    • Double-check that all required forms are filled out and uploaded.

    • Prepare broker forms as needed, including sales reports, addendums, and scanned files.

    • Act as a friendly and reliable liaison between clients, agents, vendors, and brokers.

    • Assist agents with document prep, tracking, signatures, and staying on deadline.

    • Use DocuSign when electronic signatures are needed.

    • Stay in touch with lender to make sure they have everything they need.

    • Request termite clearance from escrow/termite company.
